The provisions in this context require that any extension be treated as a new registration and a fee lease. Contrary to the old law, the registration process was carried out online and there is no fee for the registration of the rental contract, however, the service fee is charged on the portal for registration. The TNRRRLT Act came into force on February 22, 2019 and the law also governs and mandates leases executed prior to the enactment of this law. It must be registered with the rental authority within 90 days. The law is supposed to be a complete code of leases. Licensing agreements of the same nature are also covered. Registration under this law is mandatory for rental/rental contracts. Therefore, even if the contract is titled „Licence“ or „Leave-License,“ „Property Management Agreement,“ if the terms of the contract create a right to the property, that agreement must be registered under that law. The terms of the contract determine the nature of the agreement and not the „title“ assigned to that agreement. (b) that the tenant has not paid all arrears and other expenses that are numbered in accordance with Section 13 of Section 13, including interest related to late payment, as stipulated in the lease or as provided; if applicable, within one month of the closing date of the payment request and any fees payable by the lessor in accordance with the procedure under Section 4 of Section 106 of the Property Property Act, 1882 (Central Act 4 of 1982), the new Tenancy Act stipulates that all leases must be registered in writing and with the rental authority. This is in addition to the registration of leases under the Indian Registration Act, 1908 (Registration Act).
The non-registration of leases is similar to section 49 of the Registration Act, i.e. unregistered contracts do not create rental rights in the premises for the benefit of tenants and that such leases should not be considered as evidence of transactions affecting premises or conferring rights. c) if the trustee is a company, company name, employee who can be contacted in connection with the lease.
